Qualified educators, healthcare workers, first responders, public-service professionals and employees of select local employers may receive up to two months free on select homes plus a $500 credit spread through the lease. Eligible applicants who apply within 24 hours of their tour may also receive waived application and administration fees. Employer verification and other qualifications apply. This program is separate from the October offer of up to $2,000 rent credit on select homes with move-in by October 31, 2026. Ask our team which offer and lease term apply to your home and whether offers may be combined.

​Yes! Residents are allowed up to two pets per unit. Maximum weight per pet is 35 lbs. No aggressive breeds or exotic animals permitted. For one approved pet, the current calculator shows a $300 non-refundable pet fee and $25 monthly pet rent. Confirm the itemized charge for any additional pet with leasing before applying.  All pets must be disclosed on the application and such pets will be considered in the application process. No pets other than those disclosed on the application may be kept at the property. We require EVERYONE to complete a third-party screening and review process through petscreening.com. If you have a pet, you will be required to pay a registration fee of $20 for your first pet and $15 for your second pet. The following dog breeds and all variations thereof are restricted and not approved: Akita, Alaskan Malamute, American Staffordshire Terrier, American Wolf, Chow Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Irish Wolfhound, Keeshond, Mastiff, Pit Bull and Presa Canario. Management reserves the right to deny pets based on character, behavior and other traits.  ​

Lease options include a 15-month term. Advertised starting rents are based on 15-month leases and vary by home and move-in date. Premiums apply to available terms shorter than 12 months. Ask our team to confirm your selected home’s quote and the lease requirements for any October rent-credit or Hometown Heroes offer.

​​Yes. Renter's liability insurance with minimum coverage of $100,000 IS REQUIRED.

​No. ​Smoking inside the unit is strictly prohibited.  You must be a minimum 25 FEET away from building. NO SMOKING ON IN/AROUND STAIRS OR STAIRWELLS AND BREEZEWAYS. NO SMOKING IN/NEAR TOT LOT, POOL OR CLUBHOUSE.

​The minimum credit score for applicants is 550.

Base rent excludes $35 monthly valet trash, $15 mandatory monthly credit reporting and $10 monthly pest control, totaling $60 per month. Utilities are based on usage. Select Calculate beside your preferred floor plan to review the itemized monthly total and any optional or situational charges.

The live calculator lists a $50 application fee, a $50 administration fee and a $300 deposit for the selected home. Deposit requirements may vary with screening. Confirm your final quote before applying; any eligible Hometown Heroes fee waiver must be confirmed by our leasing team.
